Planning Policy and Flood Risk

You’ve been asked for a Flood Risk Assessment because the Local Authority has determined that one is required under National or Local Planning Policy.

The Local Authority requires:

  • Detailed assessment of your risk using specialist technical data.

  • Demonstration that your development is suitable for this risk area.

While there are many national and local trigger points for a flood risk assessment, the most common triggers of a request by the Local Authority are:

Countryside houses near a river

Flood Risk from Rivers & Sea

You can view your risk on the government’s Flood Map for Planning. Your Local Authority may have additional risk datasets for the consultant to consider.

Road in a rainy day

Flood Risk from Surface Water

You can view your risk on the government’s Flood Map for Planning. Your Local Authority may have additional risk datasets for the consultant to consider.
